What this site collects, what it does not, and who else is involved. Written in plain English rather than legal boilerplate, because the point of this site is that people can check things for themselves.
- You can read everything and download every document without giving us your name, email address, or anything else.
- There is no account, no registration, no mailing list signup, and no contact form.
- We use Google Analytics to count visits and see which pages and documents get used. That involves cookies.
- We do not sell, rent, or share data with anyone. There is no advertising and no retargeting on this site.
- You can block all of it with your browser settings, and the site will work exactly the same.
Who runs this site
PrivateListingsDebate.com is published by Darryl Davis, CSP. It is an independent research resource on private listings, market exposure, and related policy. No brokerage, portal, MLS, trade association, or litigant funds, sponsors, or reviews it.
What we collect
The site uses Google Analytics 4 to understand how it is being used. Analytics collects the following automatically when you visit:
- Which pages you view, in what order, and how long you spend on them
- Which documents you download and which outbound links you click
- Approximate location, derived from your IP address — typically city or region level, not a street address
- Device type, screen size, operating system, and browser
- The website, search engine, or link that referred you here
This information is aggregated and used to understand which research is proving useful. It is not used to build a profile of you as an individual, and we make no attempt to identify visitors.
What we do not collect
- No email addresses. There is no signup form, no gated content, and no newsletter on this site.
- No accounts or logins. Nothing here is behind a registration wall.
- No payment information. Nothing on this site is for sale.
- No contact forms. Nothing on the site asks you to type anything in.
Every document on the Downloads page can be obtained without providing any information at all.
Cookies
Google Analytics sets cookies to distinguish one visitor from another and to recognise a returning visitor. These are first-party analytics cookies. They do not follow you to other websites and they are not used for advertising.
If you would rather not be counted, any of the following will work, and none of them will affect how the site functions:

Other services this site contacts
A few parts of the site load resources from third parties. When that happens, your browser makes a request to those services directly, which means they can see your IP address. Here is the complete list:

The Research and News pages also link out to primary sources — academic journals, government agencies, court records, and news publications. Those are ordinary links. Nothing is sent anywhere unless you click one, at which point you are on that organisation’s site and subject to its privacy practices rather than ours.
Sharing and selling
We do not sell, rent, trade, or otherwise disclose visitor data to anyone. There is no advertising network on this site, no retargeting pixel, and no data broker relationship. The only parties with access to any information are the services listed in the table above, each acting in the narrow role described.
Data retention
Google Analytics data is retained according to the retention period configured in the Analytics property, after which it is deleted automatically by Google. We hold no separate database of visitors, because there is nothing to hold — no forms, no accounts, no email list.
Your choices
Because the site collects no personal information you have provided, there is generally nothing to access, correct, or delete. If you are in a jurisdiction with statutory data rights — including the EU and UK under GDPR, and California under the CCPA and CPRA — and you wish to make a request regarding analytics data, contact us at the address below and we will respond.
Children
This site is intended for real estate professionals, policymakers, researchers, and homeowners. It is not directed at children, and we do not knowingly collect information from anyone under 16.
Changes to this page
If what the site does changes, this page will be updated and the date at the top revised. There is no mailing list, so the date is the only notice — if it matters to you, check back.
